Lakefront at Keystone Becomes New Eastern U.S. Headquarters for eHealth, Inc.
eHealth leases all 81,515 square feet of Lakefront 15 for its new office
January 29, 2019 – Indianapolis - Rubenstein Partners, L.P. (including its affiliates, “Rubenstein”), a vertically integrated real estate investment adviser focused on office investments in the United States, and Indianapolis-based Strategic Capital Partners, LLC (“SCP”), a commercial real estate development firm, announced today that eHealth, Inc. (NASDAQ: EHTH) is leasing 81,515 square feet of office space for an eastern time zone operations and technology headquarters at Lakefront at Keystone located on Indianapolis’ north side at 96th Street, adjacent to I-465 and Keystone Avenue.
California-based eHealth, a leading private online health insurance exchange, will utilize the entire Lakefront 15 building for its newly established Eastern U.S. Headquarters. Initially, eHealth is subleasing two floors of Lakefront 15, located at 9190 Priority Way West Drive, from current tenant Home Point Financial Corporation. The sublease, which runs through October 2022, will be followed by a direct, long-term arrangement for the entire 81,515 square foot building.
The lease transaction was handled by JLL’s Tammy Faulk and John Robinson, who represented building ownership, and Matt Kiger of Newmark Knight Frank, who represented eHealth.
“We’re very pleased that eHealth chose Lakefront 15 for its Eastern U.S. headquarters and look forward to partnering with them as they grow their presence in Indy,” said Julian Smyth, Vice President at Rubenstein.
SCP Vice President of Leasing Stephen Lindley said ownership is excited to have a company of eHealth’s caliber establish a significant presence at Lakefront. “The ownership team is overhauling Lakefront at Keystone through an extensive capital plan creating market-leading amenities. We are thrilled eHealth values the substantial investment we are making in the park and is committing long-term to this location.”
Rubenstein and SCP acquired the 1.1 million square foot, 89-acre office park in 2017 and immediately developed a capital improvement plan. The plan included renaming the park Lakefront at Keystone to underscore the dramatic changes planned to capitalize on the park’s 38-acre lake.
Already in place, The Landing is a lakeside outdoor retreat area with casual seating, fire pits and interactive games for lunch breaks, team building and after hours meet-ups.
The next phase of the Lakefront’s extensive amenities program creates uniquely branded indoor and outdoor spaces designed around the lake. Campus enhancements under construction include:
The Anchor, a new indoor amenity center, will include a state-of-the-art fitness center, tenant lounge, full-service café, conference facilities and the property management office.
The Boardwalk will feature a winding waterfront walkway, basketball court, workout circuit, bike path, food truck depot and seating areas.
The Harbor, a floating barge, will take full advantage of the park’s lake and deliver an entertainment venue unlike any in Indianapolis.
Lakefront’s northside location provides easy access to a quality workforce. Tenants and their employees also appreciate the park’s proximity to The Fashion Mall at Keystone, Carmel City Center and Carmel’s Art and Design District offering hundreds of retail, dining, arts and entertainment options. In addition, the park is only 13 minutes from downtown Indianapolis and just 25 minutes from the Indianapolis International Airport.
